Clarity On Mt Shasta Vacation Rentals
So, can I rent my new house on Airbnb, or not? Hey there, Mt. Shasta Realtor Nikolas Allen here with some clarity on the rules and regulations regarding vacation rentals in and around the city of Mount Shasta, CA.
It’s a common goal for home buyers to purchase a house as an investment property and set it up as a short-term rental. However, there has been some confusion around the legality of doing so, both within the city limits, and out in the surrounding county areas.
A new ordinance was passed recently regarding this topic, so I spoke with our City Planner Juliana Lucchesi to get a little clarity on the Mt. Shasta vacation rental policy.
Within City Limits
Here’s the deal: If your house falls within the Mt. Shasta city limits, and is in an R-1 zone, which a residential zone comprised of single family homes, short-term rentals are strictly prohibited. However, you CAN rent out your room or house for 30 days or more.
So, long-ish term rentals are cool. Short-term rentals in R-1, not cool.
If, however, you are in an R-2 or R-3 zone, which are multi-family areas, or in a Commercial or Industrial zone, you CAN do short-term rentals on any size parcel. Hello, Airbnb!
Outside City Limits
The new ordinance I mentioned is Chapter 6 of Title 10, and it puts an acreage rule in place on properties outside the city limits, or in county territory. It specifies that you CAN do short-term vacation rentals, IF you have at least 2.5 acres or more.
If you’re in county territory on a parcel smaller than 2.5 acres, no Airbnb for you!
In the few years I’ve been selling properties throughout Siskiyou County, many clients have asked if it’s legal to do short term rentals outside the city limits, and I would always say, “the county frowns on it, but some people still do it.”
Of course, I would always advise them to check with the county as part of their buyer’s investigation period because it’s best practice to confirm that you’re allowed to do what you’re planning to do on the property you want to buy. It feels good to finally have a more specific answer to provide curious clients.

So, to recap here’s where short-term vacation rentals are and are not allowed in the Mt. Shasta, CA area:
Multi-family residential, commercial, and industrial zones within city limits.
Residential zones outside city limits on parcels with 2.5 acres or more.
Are NOT Allowed

Residential zones outside city limits on parcels with less than 2.5 acres.
